Commercial Title Fraud

No  matter the situation, fraud can be difficult to deal with. When it comes to title insurance, consider these questions:

  1. What is title insurance? Title Insurance is insurance that covers financial loss as a result of a defect in a title to real estate. 
  2. What period will the insurance will cover? When we buy commercial insurance, whether auto or property, we cover our business or auto from the time we purchase the policy until the point in the future that the coverage is canceled. Title insurance, though, works in reverse. It covers from the moment you purchase your commercial property and into the past. If you are sued after you close on the property, then the title insurance may not cover you. 
  3. What do I do if I suspect fraud or problems with my title insurance? Title insurance issues can be quite tricky, especially with Tulsa commercial real estate. To ensure that you are covered for everything you need, talk to your Tulsa attorney or your Tulsa title company. Think about asking for extended coverage on your title insurance to cover you from your commercial real estate purchase into the future.

Bad Tenants, Can I Get Rid of Them?

As a landlord, what are your rights when you have problems with a bad tenant in the Tulsa area? A landlord can give notice to a tenant and after a certain notice time, can file a Forcible Entry and Detainer Action at the Tulsa County Courthouse. This can be done for many reasons: not paying rent, too many cars, pet issues and many more problems.

As a landlord, you do not have to have an attorney in order to do this. You can go to the courthouse and fill out the documents yourself. give notice to the parties in the situation, and then get a court date. When this has occurred, if the tenant has not vacated the property you may be able to obtain a Writ of Assistance so that the Sheriff can come out and assist you in removing the persons belonging from the property and enable you to get in.
